Overview
Diridon Station Residential, developed by High Street Residential (the residential subsidiary of TCC), will be a 9-story, 325-unit luxury residential tower in San Jose, CA.
The project, companion to TCC's 11-and-12-story, Class A office buildings being developed across the street, is the first of its kind in the Diridon Station Area—a burgeoning, west-of-downtown urban district adjacent to Diridon Station, the primary multi-modal hub for the Silicon Valley.
The project is being designed to achieve LEED® Silver Certification.
Opportunity
High Street Residential, along with Multi-Employer Property Trust (MEPT) and its real estate advisor, Bentall Kennedy (U.S.) Limited Partnership (Bentall Kennedy), acquired an 8.22-acre site located at 374-384 West Santa Clara Street in San Jose, CA adjacent to Diridon Station, the key multi-modal transportation hub for the Silicon Valley. The residential component of the mixed use development includes 325 luxury urban units.
The project is truly one of the more compelling transit-oriented developments in the Bay Area. The southern edge of the site is bordered by VTA’s San Fernando LRT (i.e., light rail) station. Two blocks to the west is the aforementioned Diridon Station, served by Caltrain, ACE, Amtrak, Greyhound, local bus lines and other modes; it is also a future stop on the BART Silicon Valley extension and the California High-Speed Rail system. Highway 87, a major connective arterial in the South Bay area, is to the immediate east.
The project also sits proximate to diverse food, entertainment, and recreational amenities. Across the street is the SAP Center, home of the NHL Sharks and more than 100 concerts and special events each year, as well as Guadalupe River Park, a three-mile ribbon of park land with walking and biking trails, public art installations, tennis courts, and other recreational amenities. Downtown San Jose is a 5-minute walk, as are newer retail developments along and peripheral to The Alameda.
