Fire Department Headquarters to be Transformed into 138 Unit, Class A Luxury Residential Apartment Community

GLENVIEW, IL – Trammell Crow Company, through its wholly owned subsidiary High Street ResidentialSM, announces that it has acquired four buildings, including the current fire department headquarters in Downtown Glenview, to demolish and develop a four-story, mixed use development comprised of 138 Class A luxury apartment units and approximately 9,000 square feet of first floor retail space, including a drive-thru.

The development will total approximately 215,000 gross square feet. The project, known as “Midtown Square”, is located on approximately 2.7 acres, directly east of the Glenview Station along Glenview Road, a stop for both Metra commuter rail and Amtrak. Demolition of the existing buildings is scheduled for July 2013 and construction commencement is scheduled for August 2013.

“Luxury apartment supply in the North Shore market is scarce and demand remains strong due to the desirability and convenience of the area,” said John Carlson, Senior Associate and responsible for managing TCC’s Midwest Business Unit’s multi-family developments. “Midtown Square’s proximity to transit and retail provides residents with an urban residential community, located in a suburban neighborhood environment.”

Midtown Square will offer one-bedroom and two-bedroom units. Features include balconies or patios, granite counter tops, nine-foot ceilings and large cabinets. Community amenities include a sun deck, clubroom, dog wash station, business center, bicycle storage, concierge station, access control entryways, heated parking and a fitness center that houses strength training and cardiovascular equipment.

“We are pleased with the outcome of a very complex assemblage and entitlement process. The Village of Glenview was incredibly cooperative,” said Grady Hamilton, Principal and Head of Trammell Crow Company’s Midwest Business Unit.

The new apartment community is bordered by Glenview Road, which will offer ingress and egress to a retail “drive-thru” and parking. The development is served by a traffic signal at the intersection of Church Street and Glenview Road.

FitzGerald Associates Architects of Chicago, IL will serve as lead architect for the project and McShane Construction will serve as the general contractor.
