High Street Residential (HSR), the residential subsidiary of Trammell Crow Company, announced today that Flora, a new 368-unit luxury residential tower in Chicago’s Fulton Market neighborhood has completed construction and signed a lease with Day Off Group to bring a new dining concept to the tower. The Chicago-based restaurant group, which develops concepts combining culinary excellence with impeccable service and distinctive designs, will open its fourth Chicagoland restaurant at Flora in 2025, with the concept led by Bravo “Top Chef” winner and Day Off Culinary Director/Chef Partner, Joe Flamm. The name, concept, and opening timeline of the restaurant will be announced at a later date.

The new concept from Chef Flamm, situated on Fulton Park, will be an incredible amenity not only for the building’s future residents but for the larger Fulton Park Campus and the entire city of Chicago,” shared Mary Boehmler of HSR. “The campus, which includes our Fulton Labs buildings and Flora, was designed to enrich the already flourishing Fulton Market community. By bringing the first public park and green space to the neighborhood, we believe it will create a destination for the neighborhood.”

Flora is a 368-unit luxury residential tower that rises 34 stories in Chicago’s bustling Fulton Market neighborhood. The building offers a mix of studio to three-bedroom apartments, including penthouse units with condo-quality finishes. Residents have access to amenities that include a club room; a golf and game simulator room; a fitness center and a yoga studio; a spa with a jacuzzi, as well as a sauna and a steam room; an outdoor second-floor amenity deck with grilling stations, outdoor TV’s and fire pits; rooftop pool deck with cabanas and fire pits; access to a private dining space with chef’s kitchen; a pet wash and dog run and a dedicated work-from-home area with sound recording booth.

Andrew Becker of Canvas represented HSR in lease negotiations for the 5,118-square-foot ground-floor retail space, located at 1110 W Carroll Avenue.

Flora is part of TCC’s larger Fulton Park Campus, a thriving and innovative community in Fulton Market. Once complete, Fulton Park Campus will deliver three new buildings that will include an additional 1.3 million square feet of new R&D/lab and office space, luxury apartments, and approximately 35,000 square feet of retail space, in addition to TCC’s existing Fulton Labs assets - 400 N Aberdeen and 1375 W Fulton – and the newly built Flora Apartments. The campus is centered around the neighborhood’s first and only 35,000-square-foot public park, Fulton Park, which is now open, was designed for quiet meditation and active collaboration, offering an outdoor lawn for concerts, green spaces for relaxation, picnic tables, a dog run, and more.
