High Street Residential (HSR), the residential subsidiary of Trammell Crow Company, has commenced construction on One Meadow Glen, a new residential community in Millbrae, California, approximately 15 miles south of San Francisco. The six-story project will offer 278 apartments, including 26 affordable units, and 17,000 square feet of ground floor retail space. Construction is expected to be complete in Q2 2027.
The building, which sits on 1.8 acres, will include a mix of studio, one-, two-, and three-bedroom units ranging in size between 450 sq. ft. to 1,460 sq. ft. The project is designed to include best-in-class amenities and convenience for its residents. Community amenities will include a 25-yard lap pool with spa, sauna, cold plunge, a state-of-the-art fitness center, coworking lounge, clubhouse and entertainment lounge, pet wash, resident maker space, secure bike storage, and secure parking.
Located at 959 El Camino Real in downtown Millbrae, One Meadow Glen will benefit greatly from its desirable location. It sits immediately adjacent to a compelling mix of retailers, including Trader Joe’s, Safeway, Starbucks, and a range of unique neighborhood restaurants and cafes. The 17,000 sq. ft. of ground floor retail space at One Meadow Glen will provide further opportunity for the neighborhood to flourish with active storefronts.
One Meadow Glen is within walking distance of the Millbrae BART and Caltrain station and minutes from San Francisco International Airport. The location provides excellent access to a range of major employers in the dynamic Peninsula job market, including the life science and biotech industry, YouTube’s headquarters in San Bruno, and Meta’s campus nearby.
“We are thrilled to announce the commencement of One Meadow Glen, a truly unique residential community that will set a new standard for living in Millbrae,” said Brian Pianca, Principal at High Street Residential. “This project marks the first multifamily start in Millbrae since the pandemic, bringing much-needed housing options and vibrant retail space to the heart of downtown. With its prime location, exceptional amenities, and a mix of affordable and market-rate units, One Meadow Glen will be a cornerstone of the community, offering residents an unparalleled living experience.”
HSR acquired the land from Bay Properties, Inc., which plans to retain a retail interest in the property, building on its tradition of retail ownership and operation throughout the Bay Area. Other partners include BDE Architecture, the architect of record, and SBI Builders, the general contractor.
