HSR Breaks Ground on Second Multifamily Project in Seattle’s Roosevelt Neighborhood

High Street Residential (HSR), the residential subsidiary of Trammell Crow Company, and capital partner MetLife Investment Management, have broken ground on a 244-unit residential community in Seattle. The seven-story transit-oriented development, located in Seattle’s Roosevelt neighborhood, is the company’s second residential project in the area after delivering Corner 63 late last year. The project is expected to be completed in Q4 2026.

Located at 6716 Roosevelt Way NE, on the south side of NE 68th Street between Roosevelt Way NE and 12th Ave. NE in Northeast Seattle, the project will span the entire length of the block and include a mix of studio, one- and two-bedroom units. Every unit will have air conditioning, a unique feature among multifamily projects in the Roosevelt neighborhood. Residents will have access to an expansive amenity package, including a two-story co-working space, a rooftop clubroom with indoor and outdoor spaces with views of Mount Rainier, a fitness center, and ground-floor retail along Roosevelt Way NE.

The development team is targeting LEED Gold certification and will incorporate additional sustainability features including a green roof, bioretention, in-unit energy recovery ventilators, and high-efficiency heat pump water heaters.

This is HSR’s second multifamily development in the Roosevelt neighborhood, having recently completed Corner 63 in December 2023. The seven-story, 139-unit transit-oriented project is located just down the street at 6300 9th Ave. NE and is nearly 100% leased.

The community will sit a half block from the Roosevelt Link Light Rail station, offering residents an 11-minute commute into Downtown Seattle, a 35-minute commute to Downtown Bellevue, and a 48-minute commute to Overlake and Redmond.

Weinstein A+U has designed the project and Chinn Construction is acting as the general contractor. Avenue5 will serve as property manager.
