High Street Residential (HSR), the residential subsidiary of Trammell Crow Company, and JV Partner Daiwa House Group are slated to deliver the first phase of their multifamily community in Humble, Texas this spring. The Residences at Kingwood is a garden-style development located within the master-planned Kingwood community, offering 240 apartment homes and 49 townhomes that are currently available for lease. The JV also recently broke ground on the second phase of the development, known as the Reserve at West Lake, which will deliver an additional 109 townhomes and 72 apartments in the summer of 2025. Both phases will feature one-, two-, and three-bedroom floorplans, with the apartments offering an average of 1,046 square feet and the townhomes offering an average of 1,530 square feet of indoor living space.
“We were very intentional with our design of the Residences at Kingwood and Reserve at West Lake. Having developed a deep appreciation for the surrounding environment, we sought out to create an extension of Kingwood’s ‘livable forest’ neighborhood. Much of the project site is dedicated to open green space – we were mindful to preserve the trees surrounding the community and created green ‘buffer space’ between the single-family homes located to the north,” shared Yewande Fapohunda, a Principal with HSR in Houston. “This thoughtfulness is carried throughout the unit interiors, with layouts that keep in mind the fluidity of work and home life in a post-Covid era. We make it easy for Houstonians to work productively from home, with apartments that offer dens, lofts, and nooks that can serve as a professional space, in addition to the work-from-home suites available in our central clubhouse. There is no compromise in this community as it relates to any of the big-city amenities residents enjoy in our core apartment communities inside the Loop.”
Residents of both phases of the Kingwood project will have access to a wide-ranging collection of amenities, including a clubhouse with a state-of-the-art fitness center and a yoga room, a resident lounge, an entertaining kitchen, and work-from-home space; a resort-style pool; an outdoor biergarten and social space; an outdoor dining area with grills; a recreational area that includes bocce ball and pickleball courts and a putting green; a dedicated indoor dog spa; and an outdoor dog recreation park. Designed with the surrounding area in mind, the community will also offer residents significant green space amenities, including a connections to Kingwood’s vital greenbelt trail system.
W Partnership is acting as the project’s architect.
“The design approach for the Residences at Kingwood and Reserve at West Lake is inspired by the minimalist gestures of traditional Scandinavian architecture and by Japanese wabi-sabi design principles. In particular the Clubhouse – with open plans, tall, vaulted ceilings and large fenestration – provides an environment that brings an unchartered design perspective to a traditionally suburban development,” said Simona Furini at Compasso, the project’s interior designer. “The color palette chosen throughout the project is earth-toned oriented, with muted, natural hues that enhance the strong connection with the surroundings. The combined vision of ownership and the design team to seamlessly infuse design into the residences, as well as the indoor and outdoor amenities, will make this so much more than ‘just an apartment’ to the residents lucky enough to call Kingwood home.”
Additional project partners include Kimley Horn, Robinson & Company, and KW Landscape Architects, and Compasso Design. Sumitomo Mitsui Trust Bank, Limited, New York Branch is providing construction financing. Arch-Con Corporation is acting as the general contractor for the Reserve at West Lake.
Located at 6519 and 6518 Kings Glen Drive in Humble, Texas, the Residences at Kingwood and Reserve at West Lake are situated 30 miles northeast of Houston. The development is zoned to highly rated schools and near multiple neighborhood parks, championship golf courses, and Lake Houston. The property is a convenient commute to George Bush Intercontinental Airport, the Port of Houston, and other employment centers in the northeast Houston area.
