Knox Street Mixed-Use Development in Dallas Reaches Major Construction Milestone with Topping Out

1 Million-Square-Foot Project to Start Delivering Summer 2026

The joint venture partnership of BDT & MSD Partners (“BDT & MSD”), Trammell Crow Company (“TCC”), Highland Park Village Associates, and The Retail Connection (“the JV”) today announced the topping out of its Knox Street mixed-use development in Dallas, Texas. Spanning more than one million square feet, the project will deliver 150,000 square feet of office space, 100,000 square feet of retail, a 27-story, 186-unit apartment tower, a half-acre park with a direct connection to the Katy Trail, and The Knox Hotel and Residences, a 140-room hotel and 47 ultra-luxury condominiums operated by Auberge Collection.

One of the first buildings to deliver this summer will be the 27-story, 186-unit ultra-luxury multifamily rental tower, The Lora. Its name draws from the Spanish word lora, an homage to the bright green monk parakeets, originally native to South America, who are now beloved residents of the Katy Trail bordering the site. The Lora will offer a mix of one-, two-, three and four-bedroom units ranging from 800 to over 3,500 square feet. Designed by the internationally acclaimed architecture firm Woods Bagot, The Lora is distinguished by a sculptural façade of warm, earth-toned precast concrete articulated through generous arches framing each residence. These architectural gestures subtly reference the site’s history along the Missouri–Kansas–Texas Railroad line, grounding the building within Knox Street’s layered heritage. Upon arrival, residents of The Lora will find themselves immersed in one of Dallas’s most thoughtfully curated retail and dining environments. In June 2025, celebrated Italian hospitality group Sant Ambroeus announced Knox Street as the location of its first Texas outpost. Anchoring the base of The Lora and overlooking Knox Street Park, the restaurant will offer all-day dining, an elegant café, and dedicated outdoor patio seating. In December 2025, a highly anticipated collection of lifestyle retail brands confirmed their plans to open locations at Knox Street, three of which would be making their Texas debuts. These retailers include DÔEN, STAUD, TOTEME and TWP.

Set to debut in late 2026, The Knox Hotel and Residences is already emerging as one of Dallas’ most coveted luxury addresses, with the private residences nearly sold out well ahead of completion. Operated by the prestigious Auberge Collection, the hotel features a 140-room hotel and 47 ultra-luxury condominiums ranging from 2,500 to over 15,000 square feet. Designed by the internationally acclaimed Martin Brudnizki Design Studio, the hotel will feature signature restaurants, bars, lounges, expansive event spaces, and a full-floor spa and wellness retreat connected to an outdoor pool and bar with sweeping views of Downtown Dallas. The nine-story, 150,000-square-foot office building, 3333 Knox, is also scheduled for delivery in late 2026 and has been 100% preleased since fall 2024. Anchor tenant ISN Software Corporation will be joined by Paul Hastings LLP and BDT & MSD.
