Trammell Crow Company and High Street Residential Unveil Plans for District NoHo in North Hollywood

District NoHo Will Serve as a New Transit-Oriented Destination with 500,000 SF of Office Space, 1,500 Multifamily Units with over 300 Affordable Apartments and 100,000 SF of Food/Beverage and Neighborhood-Serving Retail

Trammell Crow Company and its residential subsidiary, High Street Residential, have announced plans for a mixed-use project in the North Hollywood (NoHo) neighborhood of Los Angeles. The transit-oriented development, District NoHo, will encompass the redevelopment of the Los Angeles County Metropolitan Transportation Authority’s (Metro) Red and Orange Line portals into one of the premier transit hubs in Los Angeles.  

The Metro Board of Directors selected the firms in 2016 after an extensive and competitive Request-for-Proposal process based on their track record in developing complex Public/Private Partnerships. District NoHo will be developed in six strategically timed phases, with construction of the first phase slated to begin in Q4 2021.

District NoHo will be comprised of eight buildings within 15.6 acres, including more than three acres of much-needed open space for the burgeoning NoHo Arts District. High Street Residential will develop the project’s six multifamily buildings, which will include approximately 300 affordable units and 1,200 market-rate units. 

“District NoHo is a thoughtfully planned development project that will create a true urban center for the San Fernando Valley. As the Metro mobility and rail expansion for greater Los Angeles accelerates, we have an opportunity to create an urban village at the third busiest transit hub in the Regional Metro system,” said Brad Cox of High Street Residential. “This project will create a new live/work/play urban village with a network of pedestrian and bicycle paths that will connect the residential and office tenants with multiple modes of transportation, various dining and entertainment options and celebrate the local arts culture.” 

The project design is being spearheaded by master architect HKS and urban planning firm RELM.  As a demonstration of the commitment to creating an urban village with a variety of building designs, the developers selected the architecture firms of HKS, KFA and Gensler to each design different key elements of the project, with RELM providing the design for the open space and landscape areas to cultivate the urban lifestyle.  

Trammell Crow Company will oversee development of the 400,000-square-foot 10-story office tower, which will include 18,000 square feet of retail space on the southwest corner of Lankershim and Chandler Boulevards.  The tower is designed to emphasize indoor/outdoor connectivity, with balconies at every level, large open floor plans and floor-to-ceiling glass to highlight the uninterrupted views.  

"This project adds hundreds of units to the stock of affordable housing and includes amenities that will enhance the cultural life of the area and generate much-needed jobs," said Councilmember Paul Krekorian. 

Trammell Crow Company will also be developing an integrated transit center, incorporating planned enhancements to the Orange Line, new Bus Rapid Transit service, zero emission electric buses and regional and local bus lines. The new transit center will shorten transfer times, add new entrances to the below-grade Red Line, incorporate Metro bike share, a bike hub and dedicated pick-up and drop-off areas for ride-hailing services. This project will preserve and celebrate the existing Lankershim Depot, while providing generously landscaped community open spaces.
