Trammell Crow Company, High Street Residential and MetLife Investment Management Announce Hotel Partner and Unveil Details for Central Armature Works in Washington D.C.

Central Armature Works will Feature 640 Luxury Residences and a 203-Key Boutique Hotel by Hilton
Trammell Crow Company (TCC), its residential subsidiary, High Street Residential (HSR), and its JV partner, MetLife Investment Management, have announced that they will partner with Hilton to open a 203-key hotel called The Morrow at Central Armature Works, the developers’ latest mixed-use project in Washington DC. The developers broke ground on Central Armature Works, located in the city’s NoMa/Union Market neighborhood, in 2019. The Morrow is scheduled to be completed during Q2 2022.
With over 6,000 square feet of event space, a 5,000-square-foot outdoor event terrace, 15,000 square feet of indoor and outdoor food and beverage space, and a rooftop lounge with views of the US Capitol and city skyline, The Morrow will be the preeminent lifestyle hotel in Northeast DC for business, group and leisure travel.

The Morrow will join Curio Collection by Hilton, a global portfolio of more than 100 unique, upper-upscale hotels and resorts. One of Hilton’s 18 market leading brands, Curio Collection features handpicked, one-of-a-kind properties, including Hotel del Coronado in San Diego, Virgin Hotels Las Vegas, and LondonHouse Chicago.
On track to be completed during the second quarter of 2022, the entire Central Armature Works development will span 830,000 square feet and include three towers – two residential towers with 640 apartments and a separate tower for the hotel – located atop a 60,200-square-foot retail podium on the corner of Third and M Streets NE. The project will offer direct access to public transit, as it is located directly next to the NoMa/Galludet metro station.
The larger of the two residential towers will offer 468 units ranging in size from studio to three-bedroom floor plans. The second residential tower will include 172 units with larger floor plans and ultra-high-end finishes. All residents will have access to an extensive amenity collection, including a large rooftop amenity space that features a pool, a lounge, a fireplace and an outdoor grilling area, co-working spaces, a fitness center, a yoga studio, an outdoor yoga space, a library, an indoor and outdoor cinema, wine storage, and a pet spa.
Central Armature Works sits at the nexus of DC’s NoMa, Union Market and H Street neighborhoods. The transit-oriented development is located directly next to the NoMa/Galludet metro station, providing convenient red-line access to all downtown DC’s employment centers. The project’s connectivity will be further enhanced when WMATA completes the planned eastern entrance to the station.
Shalom Baranes Associates is the project’s architect of record and Clark Construction is the general contractor. Central Armature Works plans to become a LEED Silver Certified development.
