TCC Unveils Artwork at Recently Opened 400H Mixed-Use Tower in Downtown Raleigh
400H Features a Variety of Art Meant to Engage and Inspire Tenants and Visitors

Trammell Crow Company (TCC), a global real estate developer, along with its residential subsidiary, High Street Residential (HSR), announced the enhancement of 400H, a new mixed-use residential, retail and office tower in Downtown Raleigh, with the installation of a distinct array of mixed-media art, curated to inspire and engage the building’s residential and office tenants and visitors.
“400H was already raising the bar for mixed-use development in Raleigh, thanks to its location, elevated design and expansive amenity collection for both office users and residential tenants. The thoughtfully curated artwork that is spread throughout the property further contributes to the experiential intent of today’s post-Covid developments. Both large and small firms will benefit from projecting their brands more prominently in the communal spaces we have conceived,” shared Woody Coley of TCC, who oversaw the development of the 400H office and retail spaces.
The art curated for the 400H lobbies and amenity spaces leans into a biophilic design that seeks to connect tenants and visitors with nature through the incorporation of natural elements. A 90-foot mural of a North Carolina saltwater marsh offers a tranquil beginning to each day for office workers. The centerpiece of the office lobby, Abstraction by Brooklyn’s BREAKFAST Studio, is an interactive installation that captures the motions of building occupants and visitors on a wall composed of animated tiles. Studio blown glasswork generates energy in the elevator lobby.
In the residential lobby, residents and guests are greeted by a 24-foot wood-framed green wall, intended to bring the outside in. As residents move through the building’s amenity spaces, they are greeted with photos and murals that showcase North Carolina’s waterways, mountains and beaches. Entering the ninth-floor amenity space, visitors will face wrap-around images of the North Carolina mountains and oversized windows that maximize the natural light and views of Downtown Raleigh.
Designed by Gensler, 400H rises 20 stories and spans 365,000 square feet, including 150,000 square feet of Class A office space, 242 luxury residential units, and 16,000 square feet of ground-floor retail space, which currently includes an outpost of Press Coffee and Cocktails & Crepes, which is anticipated to open during Q1 2024.
“Our TCC team, along with our project partners, are thrilled to have officially unveiled 400H to the public. We started welcoming our residents to their new apartment homes in November of 2023 and continue to receive an incredible amount of interest for our remaining units,” said Josh Dix of HSR, who oversaw the residential development of 400H. “This project was inspired by the best parts of our team’s many mixed-use projects across the country, resulting in a highly amenitized property that is unlike anything else in this market.”
In addition to the art installations across 400H, amenities for office users include more than 10,000 square feet of designated conference and gathering spaces, an outdoor terrace for events, and a fitness center that is shared with the residential tenants located on the ninth floor. Residential tenants have access to their own SkyHub amenity space on the ninth floor, offering a social space, private and communal co-working areas, an outdoor terrace, and an outdoor pool with views of the Downtown skyline. In addition, residents have exclusive use of a penthouse lounge.
AECOM-Canyon Partners, a joint venture between AECOM Capital, the real estate investment arm of global infrastructure firm AECOM, and Canyon Partners, LLC, a global alternative asset manager, provided joint venture equity capital for 400H as well as best-in-class construction expertise for the development of the tower.
